    Usually movement, water, or a substrate change with nothing to bridge it. Fine hairline crazing is often cosmetic. Cracks that run in a line, that step, or that sound hollow when tapped are structural or bond failures and want looking at, because they are letting water into the wall behind.

  • Does render devalue a house?

    Good render does not. Failing render does, visibly — cracked, patched, streaked or blown work reads as neglect and raises questions about the wall behind it. Rendering over a period stone elevation that was never meant to be covered is a different matter, and locally that is worth thinking hard about.
