Why it matters
The fascia is what the gutter hangs on. Once the timber behind it has gone soft the brackets have nothing to hold, and the problem stops being the boards and starts being the roof edge.
What the job involves
- Strip the old boards and expose the rafter feet, which is the only way to see what state they are actually in.
- Cut out and replace any rotten rafter ends and make the roof edge good.
- Fit new fascia, soffit and bargeboard in uPVC over a proper backing.
- Re-hang the guttering on new brackets, set to a real fall.
- Take the waste away and leave the roof edge closed up against birds and weather.

How to tell if fascia board is rotten?
Press it. Sound timber resists; rotten timber gives, and a screwdriver goes in without much effort. The other signs are paint flaking in sheets, a gutter that has started to sag away from the boards, dark staining running down from the gutter line, and birds getting in at the soffit.
How much does it cost to fit new soffits and fascias?
Typically £1,200 to £3,000 for a three-bedroom house including new guttering. What moves it is the length of the run, the number of gables and corners, the access, and how much of the rafter ends behind the boards turn out to need cutting back.
What happens if fascia rots?
The gutter loses its fixing and starts to sag, which stops it draining and puts more water into the same wall. Behind that, the rot moves into the rafter feet — and a rafter end is a structural repair rather than a board swap. It is a problem that gets more expensive the longer it is left, quite quickly.
How often should fascia be replaced?
uPVC fascias last twenty-five years or more and often outlive the guttering on them. Timber needs painting every four to six years and lasts as long as that is kept up. In practice most replacements happen because a gutter leaked for years and rotted the board behind it, not because the board reached an age.
