What moves it

Height. This is the main one. A bungalow is a ladder job. A three-storey needs different equipment and more time setting up than clearing.

Length of run, and how many outlets. A long bungalow run with four downpipes can cost more than a compact two-storey with two.

Access. Conservatories, extensions, sloping gardens and shared terraced runs all slow the job down. On a terrace the run often crosses more than one property, which needs arranging before anyone turns up.

How long it has been. A gutter done last year has leaves in it. One left four years has silt, moss and seedlings, and that is a longer job.

What a proper clear includes

  • The run cleared, by hand or vacuum
  • The hoppers and outlets cleared — this is where the actual blockage almost always is, and it is the bit most often skipped
  • Downpipes checked and rodded if they do not run
  • A look over brackets, joints and fall while the ladder is there
  • Water run through the whole system at the end, and watched

That last one is the only real proof the job worked. A gutter can look immaculate from a ladder and still not drain.

Why it is cheaper than what it prevents

A blocked gutter does not announce itself. It overflows behind the fascia, soaks the wall head, and shows up months later as a damp patch on an inside wall that gets blamed on something else. By then the fascia behind it is usually rotten too.

A £120 clear against a £1,200 fascia-and-gutter replacement is the actual comparison, and it is why this is the cheapest maintenance on a house.
