Why it matters
A blocked gutter does not announce itself. It overflows behind the fascia, soaks the wall head and shows up months later as a damp patch on an inside wall that gets blamed on something else.
What the job involves
- Clear the run by hand or by vacuum, depending on access and on how much is in there.
- Clear the hoppers and outlets, which is where the actual blockage usually is.
- Check the downpipes run, and rod them if they do not.
- Look over the brackets, joints and fall while the ladder is there, and say if something needs replacing rather than clearing.
- Run water through the whole system and watch it go, because that is the only proof that it works.

What moves the price:
- the length of the run and how many downpipes and hoppers it has
- height — a bungalow and a three-storey are different jobs
- access, particularly over conservatories, extensions and shared terrace runs
- how long it has been, and whether there are seedlings and silt rather than leaves
When to do it
Late autumn, once the leaves are actually down, is the single most useful clear of the year. A second in spring catches the seed and blossom fall. Clearing in October while the trees are still full means doing it again in December.
Different roofs and walls need different handling
Welsh slate. Slate roofs shed grit as they age and it collects as a heavy silt in the bottom of the run — it is weight rather than blockage, and it pulls the brackets over time.
Yorkshire stone slate. Stone slate sheds a coarse, gritty debris and grows moss at the eaves, so the runs below it silt up faster than the roof above them suggests.
Clay pantile. Pantile roofs drop moss in clumps rather than a steady silt, which is why a pantile gutter can look clear and still be completely blocked at the outlet.

What is the best month to get your gutters cleaned?
November, once the leaves are genuinely down. Clearing in early October while the trees are still shedding means paying for it twice. If you only do it once a year, do it late autumn — that is the clear that carries the system through the wet months.
How often should gutters be cleaned?
Once a year for most houses, twice where there are trees close by. Under overhanging trees, or on a north-facing run that grows moss, twice a year is realistic. A gutter that has gone three or four years does not just have leaves in it — it has silt, seedlings and moss, and that is a longer job.
How do you know when your gutters need to be cleaned?
Water running over the front edge in heavy rain, staining or green growth down the wall beneath a joint, plants visibly growing out of the run, or a downpipe that stays silent while it is pouring. A damp patch on an inside wall that nobody can explain is very often a gutter.
Is professional gutter cleaning worth it?
It is worth it for the check as much as the clearing. Anyone can pull leaves out of a gutter; the value is in someone at eye level with the run noticing the sagging bracket, the split joint or the fall running the wrong way, before those turn into a damp wall or a full replacement.
How long does gutter cleaning take?
An hour to two hours for a typical house, assuming reasonable access and a run that has been done in the last couple of years. Add time for three storeys, for conservatory or extension access, and for a system that has been left long enough to grow things.
