Why it matters
A patio does not usually go dark because the stone has changed. It goes dark because a film of algae has grown over it, and under that film the original colour is still there.
What the job involves
- Clear the surface and check what the jointing actually is, because that decides how hard the wash can be.
- Treat the growth first where it is heavy, rather than trying to blast living algae off.
- Wash at a pressure the surface takes — hard on concrete flags, gentle on soft natural stone.
- Pull the weed and moss out of the joints properly instead of washing over the top of it.
- Re-sand or re-point the joints, and seal where it is wanted.

What moves the price:

- whether it is being sealed, which adds a day and needs dry weather
When to do it
Spring is the obvious time — it undoes the winter and gets the patio ready for use. Sealing needs a genuinely dry spell, so it is worth booking with some weather in hand.
Different roofs and walls need different handling
Magnesian limestone. Limestone flags are soft and porous and mark permanently under too much pressure. They want a gentler wash and they benefit more than most from sealing afterwards.
Millstone grit. York stone and gritstone flags are hard-wearing and take a working pressure, but they are usually laid in a lime or sand joint that will wash straight out.

Frequently asked questions
How many times a year should you jet wash a patio?
Once a year is plenty for most patios, in spring. Washing more often than that wears the surface and the joints faster than the algae comes back. A shaded patio under trees might want it twice; an open sunny one can often go two years.
Should you seal a patio after cleaning?
It is worth it on porous stone — sandstone, limestone, concrete flags — where sealing slows staining and keeps the algae from getting a grip. It is less useful on dense, hard stone. Seal only onto a properly dry surface, or the sealant traps the moisture underneath and clouds.
How much should I pay for patio cleaning?
Typically £150 to £400 for a normal domestic patio, with re-pointing and sealing on top if they are wanted. The variables are area, how much detail and edge work there is, and how much jointing has to be put back afterwards.
Is it okay to pressure wash a patio?
On concrete flags and block paving, yes. On soft natural stone, only at a much reduced pressure — sandstone and limestone scar, and the scarring is permanent. The joints are the other limit: almost any pressure washes sand joints out, which is why re-sanding is part of the job rather than an extra.
