These are market ranges rather than our quotes. A real price comes from looking at the roof.
What actually moves the price
Pitch, more than area. A steep roof is slower to work and needs more securing. Two roofs of the same square meterage can differ by several hundred pounds on pitch alone.
How deep the moss has got. Surface growth brushes off. Moss that has rooted under the laps has to be lifted tile by tile, and that is a different day’s work.
Access. A clear run at the eaves is cheap. A conservatory, a extension, a tight alley or a neighbour’s boundary in the way is what brings a tower or scaffold into the quote, and scaffold is frequently the largest single line.
The covering. Brittle clay pantile is slower and more careful work than concrete tile. Yorkshire stone slate is slower again.
Whether the gutters are done. They should be — a roof clean that leaves the moss sitting in the gutter has moved the problem rather than solved it. Most honest quotes include it.
What a proper job includes
- The bulk of the moss taken off dry, working down the pitch
- Gutters, hoppers and outlets cleared of everything the roof has just shed
- A biocide treatment, so regrowth is slowed instead of restarting from spores
- Water run through the system at the end to prove it drains
A clean without the treatment is the common corner cut. It looks identical on the day and it is green again in two seasons.
When it is not worth doing
If the roof is lightly discoloured with algae rather than carrying moss, it is a cosmetic job. There is no structural argument for it and it can wait. The point at which it stops being cosmetic is when moss is holding water in the laps or filling the gutters — at that stage it is shortening the life of the covering.
What to be careful of
The cheapest quotes are usually pressure washing. On most coverings around here that is the wrong method: it drives water under the laps, strips the surface coating off concrete tile, and cracks clay pantile. A cheap clean that costs you tiles is not cheap.
