Lifespan is not the same as condition
uPVC is chosen because it does not need the same regular painting as timber and can remain serviceable for many years. That does not mean every uPVC fascia has the same lifespan. The useful questions are how it was fixed, how much sun and weather it takes, whether the gutter has been leaking, and whether the roof edge behind it is sound.
A fascia can look acceptable from the garden while its fixings are pulling out, its joints are opening or the board behind it is soft. The gutter is attached to the roof edge, so a failure there can become a drainage problem before it looks like a fascia problem.
Signs the fascia needs more than cleaning

Age can help establish context, but it is not a diagnosis. A ten-year-old board with a leaking gutter may need attention sooner than an older board that has stayed dry and well supported.
What makes uPVC fascias fail sooner
Water behind the gutter
Blocked gutters, poor falls and failed joints let water run over or behind the fascia. Repeated wetting can damage timber backing and loosen the fixings holding the gutter. Cleaning the gutter may stop the immediate overflow, but it cannot repair rotten backing.
Movement and poor support
Long runs, corners and gable ends need suitable support. If the board bows or the gutter line moves, adding another screw to the visible face may not solve the reason it moved.
Sun, weather and impact
Dark plastic can show fading more readily in strong sun. Ladders, branches and other impact can crack a board or open a joint. These are inspection points, not reasons to replace every fascia at a fixed age.
The roof edge behind it
Overcladding can be appropriate where the backing is sound and the new fixing has something solid to hold. If the timber or rafter ends have rotted, covering them leaves the underlying problem in place. The repair needs to expose enough of the edge to establish what is actually supporting the gutter.
Repair, clean or replace?
- Clean and monitor when the board is sound, secure and only dirty.
- Repair a section when a local crack, joint or fixing has failed and the surrounding support is sound.
- Replace the fascia and soffit when the boards are brittle, loose, split or unable to hold the gutter securely.
- Investigate the roof edge when there is soft timber, persistent overflow, damp staining or movement behind the visible plastic.
Take photographs from ground level and note where the gutter sags, overflows or shows staining. A quote should account for the length of the run, corners, access, the guttering and any backing repair that can only be confirmed once the edge is opened.
